Abstract
Texto que presenta los resultados de la exploración realizada en la ciudad de Cali sobre la gestión administrativa de las propiedades horizontales de vivienda, mediante una investigación rigurosa de su evolución y contexto actual. Este trabajo se estructura con la recopilación de los antecedentes normativos de estas organizaciones; a su vez, con la aplicación de encuestas, entrevistas a profundidad y levantamiento de estados financieros de una muestra de la población objeto de estudio; permitiendo con ello conocer cuál es la estructura administrativa de la propiedad horizontal y cuáles son los retos que afronta. Una vez analizada y expuesta está información, se procede a realizar las respectivas recomendaciones, las cuales pretenden optimizar las labores de administración de esta industria sin chimeneas.

Text that presents the results of the exploration carried out in the city of Cali on the administrative management of horizontal housing properties, through a rigorous investigation of its evolution and current context. This work is structured with the compilation of the normative antecedents of these organizations; at the same time, with the application of surveys, in-depth interviews and the gathering of financial statements of a sample of the population under study; thus allowing to know what is the administrative structure of horizontal property and what are the challenges it faces. Once this information has been analyzed and exposed, the respective recommendations to optimize the administration of this industry without chimneys.
